Construction Management

CM at Fee Construction Management

In this method AMCO International is responsible exclusively to the owner, acting in the owner’s interests at every stage of the project. AMCO offers impartial advice on matters such as:

• Optimum use of design and construction firms’ skills and talents
• Avoidance of delays, changes and disputes

Comprehensive management of every stage of the project, beginning with the original concept and project definition, yields the greatest benefit to owners. AMCO International can represent the owner by helping select the design and construction teams and managing the design & preventing scope creep, helping the owner stay within a predetermined budget with value engineering, cost-benefit analysis and best-value comparisons.

CM at Risk Construction Management

This delivery method requires AMCO International giving you an assurance to deliver a project within a Guaranteed Maximum Price (GMP). AMCO acts as a consultant to the owner in the development and design phases (preconstruction services), and as a general contractor during construction. The fee is negotiated at the beginning of the project and all costs are transparent to the owner. By working with you and your designers as a team, we align the goals of the assignment so that the focus of the entire team is the success of the project. Analyzing systems and constructability early on will aid in developing alternatives to lower costs without eschewing the quality of the project.

Realty Solutions

Property Development

AMCO International’s Property Development division specializes in the Residential, Commercial and Hospitality segments. We take our Construction Management expertize into account when developing an Owners Property. From purchasing the property to determining the marketing of the property. From developing the building program and design & obtaining the necessary approvals and financing to building the structure & managing or ultimately selling it, AMCO International works with many different counterparts along each step of this process, including architects, city planners, engineers, surveyors, inspectors, contractors, leasing agents and more.

Property Management

AMCO International provides PropertyManagement Services for High-End Luxury Properties. Clients can choose from numerous services we provide like Real Estate Acquisition & Investment, Property Marketing for renting/leasing or selling, Property Inspections, Facility Management & Maintenance, Repairs, Restorations & Renovations and Fiscal Administration. We also provide Property Litigation Services on a case-by-case basis.

Design-build is a method of project delivery in which the owner contracts directly with AMCO International. We are then responsible for both design and construction services for a construction project. AMCO assumes full responsibility for the project while working with the owner as a partner. The project is in the hands of a single entity, freeing you to focus on scope and timely decision making. As design-builder, we are motivated to deliver a project successfully by completing multiple objectives, including the quality, budgeting and scheduling for a timely completion. Alternate cost solutions and constructability are continuously managed and updated throughout the design process—allowing for utmost efficiency. By overlapping the design and construction phases, we allow for materials/equipment procurement and construction to begin before final plans are completed. Lower costs and earlier use of a completed facility is another benefit of this method.

During the Pre-Construction phase of a project, we work with the Client and design team to create a standard procedure. We understand design parameters, scope of work, quality requirements, schedule and budget. We perform estimation, value engineering and constructability analyses to identify opportunities for cost savings to avoid redesign fees while minimizing costly changes during construction. Using the experience and knowledge of our team, we assemble the most accurate costs. Drawing on our extensive network of subcontractor relationships, we ensure our Clients get the building they want at the cost they expect.

At AMCO we have a grand plan. The plan is to become LEEDers (LEED is an acronym for Leadership in Energy and Environmental Design) in the Green Building Movement. In our apothegm, “WE BUILD. YOU RISE.”, we make it categorical that we seek the amelioration of our environment. By building environmentally responsible and resource efficient buildings our objective is to contribute to a better environment for the forthcoming generations. Our endeavour is to pursue USGBC (United States Green Building Council) LEED ratings and consistently achieve these ratings throughout our projects.

AMCO International is constantly challenged to deliver successful projects and we are totally dedicated to this effort. When working on tight budgets, limited manpower, accelerated schedules and limited or conflicting information, disciplines such as architectural, structural and MEP designs should be well coordinated. Building Information Modeling aids in collision detection at the initial stage, identifying the exact location of discrepancies. The BIM concept envisages virtual construction of a facility prior to its actual physical construction, in order to reduce uncertainty, improve safety, work out problems, and simulate and analyze potential impacts. Sub-contractors from every trade can input critical information into the model before beginning construction, with opportunities to pre-fabricate or pre-assemble some systems off-site. Waste can be minimised on-site and products delivered on a just-in-time basis rather than being stock-piled on-site. Quantities and shared properties of materials can be extracted easily. Scopes of work can be isolated and defined. Systems, assemblies and sequences can be shown in a relative scale with the entire facility or group of facilities. BIM also prevents errors by enabling conflict or ‘clash detection’ whereby the computer model visually highlights to the team where parts of the building may wrongly intersect. BIM is also used during the punch-out phase of the project which helps us streamline and make the handover process as smooth as possible.

We lay absolute emphasis on safety on our projects. We strive to keep our work-sites safe and accident-free for our workers and employees first and foremost. We also aspire to keep it safe for our clients and visitors who would like to check how the work is progressing. By appropriately cordoning the construction areas for unauthorised and untrained personnel we seek to alleviate the risk of any untoward incidents. Our endeavour is to pursue OSHA (Occupational Safety and Health Administration, USA) standards and consistently maintain these standards throughout our projects.
